The Ives is a 164-acre residential and adventure community located on the edge of the New River Gorge National Park & Preserve, a hub for outdoor and adventure enthusiasts in the heart of West Virginia.

The world is reopening after a year-long pandemic and certain trends in migration, tourism, and real estate are proving persistent and are working to The Ives’ advantage. The concept for The Ives was created and work began to identify a location to bring this project to life.
Negotiations began with Wild Rock to purchase 164 acres of undeveloped real estate along the rim of the New River Gorge.
The Founder, Ashton Critchley, began forming partnerships with individuals and business entities whose support and guidance will help bring the project from concept to reality.
Purchase of property was completed.
Planning sessions began with major utility providers for Phase 1 of the project. These discussions covered connecting the development, as well as, the surrounding community and businesses into existing water and sewer access points.
Collaborative work began between regional/state economic development authorities, the local community, regional utility suppliers and The Ives to obtain funding to expand infrastructure access from the town of Ansted to US 19.
Testing began to verify septic suitability for the commercial portion of the development. Request for letters of approval from the county building authority, health department, and water company were submitted.
Letters of approval were obtained and proposal to request that The Ives be rezoned from rural residential (RR) to RR with Planned Unit Development was submitted to the Zoning Board of Appeals for Fayette County. Following approval, this will allow the property to be rezoned as a mix use development allowing both residential and commercial opportunities to be created on the property.
